Everything about your roof, explained by the roofer himself

Replacing a roof in the same shape, colour and type of material is usually permit-free. If the look changes, something is added that sticks out, or it concerns a listed building, a protected townscape or an owners' association (VvE), it needs to be assessed.

Asbestos on a roof is mainly found in corrugated sheets from before 1994, in old underlays beneath tiles and sometimes in chimney flues. You cannot identify it with certainty by eye: that requires a sample tested in a laboratory.

A guarantee period means little without knowing what it applies to: the work carried out, the material, or the watertightness. Just as important is who you turn to and whether that company will still be there in ten years.

The questions that tell you most: does the company carry out the work itself or is it sold on, is it insured for working at height, is the quote broken down item by item, and what happens if the roof boarding turns out worse than expected.
