What is the best time of year for roof work?

A leak can't wait for good weather.

Many people put off a roof renovation until spring. For work that can be planned, that is sensible, because dry and mild weather makes a lot of roof work easier. That does not apply to a leak or storm damage: there it is about limiting the damage.

This is how I look at planning.

Four things that determine the planning

The type of work. Replacing tiles can be done in almost any dry season. With flat roofs in bitumen or EPDM, temperature and moisture play a role during application.

The weather. Rain, strong wind and frost determine whether a roof can be worked on safely and properly. A roof that is open must always be able to be closed again.

The urgency. A leak or storm damage calls for quick action, whatever the season.

The diary. Many people schedule roof work when the weather is good. If you call well in advance, you have more choice.

What suits best when

I prefer to plan major renovations and new roofs during dry, mild periods. Then I can open up the roof safely and close it again.

Repairs, gutters, ridge tiles and leaks are possible all year round. In winter I take frost, wind and slippery conditions into account. Also read getting your roof ready for winter.

What happens if you wait with a leak

More damage. Water soaks into insulation, timber and ceiling.

Mould. A damp structure is a breeding ground.

Higher costs. A small repair grows into a bigger job.

Stress. A leak in the middle of winter is difficult to fix.

What you can do about it

If there is a leak, get in touch the same day. I limit the damage and then we plan the repair.

Check the roof from the ground before and after the storm season, see checking your roof after a storm.

Keep the gutters clean so water can drain away, see cleaning gutters.
